As is often the case with an 80 year old building, structural issues may present themselves when replacing cosmetic elements. In this case we found that beautiful plaster ceilings were hiding the failure of reinforced concrete beams supporting the flat above. Luckily the main salon was not affected but the beams above the main bedroom and second living room had to be reinforced with carbon fibre/ epoxy composite.
Having done the structural work the apartment was then renovated to modern standards with the addition of a second bathroom, utility room /W.C., air –con, underfloor heating, totally new electrics and plumbing. We kept all the best of the 1930’s that we could but changed the old pine windows that offered no thermal or acoustic insulation for dark aluminium with electric shutters.
